Developers have broken ground on Maison Du Lac, a $22-million planned community in Covington that will cater exclusively to those older than 55 and -- judging from the price tag, which ranges from $200,000 for a condo to $500,000 for a three-bedroom -- the wealthy.

Developers say the community, which includes a 26-acre man-made lake stocked with fish, a stairless swimming pool, bocce courts, a putting green and golf simulator, is the result of years of strict demographic research. The styles and layouts of the home, the guardhouse at the subdivision entrance and even the granite countertops in the kitchen were all decided through market analysis.
